The Cape is a special place and the residents, permanent and semi-permanent, can all play a positive and nurturing role in shaping the community and its future direction.

Owners Corporation Committee (OCC)
We welcome ideas and resolve sssues
The Cape is a place of ideas and evolution. The residents come from a diverse range of backgrounds and are inter-generational. Most residents are like-minded and want to live here because of its many social and environmental benefits.
The Owners Corporation Committee members are open to having a chat any time about ideas to enhance the liveability of The Cape for discussion at committee meetings and with the Development Team. The committee meets regularly and the meeting summary notes are released soon after.
Areas of concern or grievances around communal issues can be addressed directly with a member for resolution. You can also send an email to capeocc@ourcapelife.org.
Personal or individual development issues that do not affect the wider community should be taken up directly with The Cape Development Team.

Body Corporate functions
The Cape is an eco-development which is run as a Body Corporate with associated fees. It has an Owners Corporation Manager assisting owners with the management and issues relating to the common property of the complex. The Manager assesses maintenance needs and can attend meetings as required; liaise with tradespeople and make suggestions to owners on body corporate related matters.
It’s a complex business, and the following list shows some of the areas that the Manager looks after on behalf of the residents.

- Raising fees and levies
- Maintaining records
- Budgeting and financial management
- Trust account management
- Ensuring legal compliance, such as OHS and essential services
- Organising and conducting annual general meetings
- Assisting with general meetings
- General property repairs
- Contracted property maintenance
- Major property upgrades
- Dispute resolution
- Ballots
- Liaising with the Owners Corporation Committee (OCC) committee members
- Certificate issuance
