Community values and guidelines

The Cape is a special place and the residents can all play a positive and nurturing role in shaping the community and its future direction. To help guide The Cape’s residents as they grow and to engender this spirit of community, an ethos statement has been developed: Community values and guidelines.

Owners Corporation Committee (OCC)

The Cape is a place of ideas and evolution. The residents come from a diverse range of backgrounds and are generational. Most residents are like-minded and want to live here because of its many social and environmental benefits.

The Owners Corporation Committee members are open to having a chat any time about ideas to enhance the liveability of The Cape. The committee meets regularly and the meeting minutes are released soon after. For areas of concern, grievances around communal issues, or if you’ve seen something at The Cape that needs attention, either address these directly with a committee member or email the committee – Owners Corporation Committee.

Note that routine maintenance is regularly carried out by the Maintenance Team, and residents will usually be given as much notice as possible. , some things are urgent and can’t wait for a notice to be sent out.

Owners Corporation Management

The Cape is an eco-development which is run as a Owners Corporation with associated fees. It has an Owners Corporation Manager (ACE Body Corporate Management Gippsland) assisting owners with management and issues relating to the common property of the ecovillage. It’s a complex business, and the following list shows some of the areas that the Manager looks after on behalf of the residents.

  • Arranging insurance
  • Raising fees and levies
  • Maintaining records
  • Budgeting and financial management
  • Trust account management
  • Ensuring legal compliance, such as OHS and essential services
  • Organising and conducting annual general meetings
  • Assisting with general meetings
  • General property repairs
  • Contracted property maintenance
  • Major property upgrades
  • Dispute resolution
  • Ballots
  • Liaising with the Owners Corporation Committee (OCC) committee members
  • Certificate issuance
  • Medium for correspondence

ACE Body Corporate operates a dedicated, secure online platform, My Community Portal through which you can:

  • Pay your levies
  • Lodge maintenance and repair requests
  • Access building communications and notices
  • Access meeting documents and committee records
