Rental Providers

Short and long-term rentals play an important role in The Cape community, providing accommodation for a diverse mix of people, including: new residents who are building in The Cape; renters who want to live sustainably; and holidaymakers who want a restful eco-retreat in our natural wonderland.

As a rental provider, you are an important ambassador for The Cape and its community. You represent the ethos and approach of the place. Please review the following guidelines to ensure that your tenants have an enjoyable, safe and harmonious stay in our community.

Garden maintenance

If you rent your property out short-term (under 28 consecutive days), you will need to arrange for regular garden maintenance, including weeding, mowing and pruning. Please note that one of our residents offers a paid gardening and lawn mowing service — email the Owners Corporation Committee for details

If you rent your property out long-term (over 28 consecutive days), both you and your tenant/s are responsible for maintaining your front garden. Please note that the community mower and whipper snipper are available for both permanent residents and long-term renters to use.

Use of Sporting Facilities

Short-term and long-term renters are welcome to use most of the facilities in the Sports Precinct, including the Bocce Court, Basketball Half-court and Pickleball Court 2 (note they should limit play to 1 hour if people are waiting).

Pickleball Court 1 and the Bowling Green are reserved for long-term residents. Long-term renters can book Pickleball Courts 1 and 2, and the Bowling Green, via the booking system. Email the Owners Corporation Committee to arrange initial access to the booking sheet for your tenants. Pickleball and bowls equipment can be found in the locker within the Bowling Green. Please ensure tenants have read the usage rules for the Sport Precinct.

Short-stay rental laws

Short-stay rentals are subject to Council’s Short Stay Rental Accommodation (SSRA) Laws including:

  • Registering your short-term accommodation with the Council.
  • Notifying your neighbours that you operate short stay rental accommodation.
  • Ensuring that you have an appropriate Waste Management Plan in place.

Short-stay rentals are also subject to Victoria’s Short stay accommodation laws that mandate financial penalties for any unreasonable noise disturbances or property damage inflicted upon adjoining lots and common estate areas.

Long-stay rental laws

Long-stay rentals are subject to Victoria’s Residential Tenancies Act 1997 which specifies that rental providers are responsible for major gardening and structural maintenance while renters are responsible for day-to-day chores like mowing the lawn, weeding, edging, and watering.
