AGM
A reminder to all lot owners that our owners corporation AGM is next Friday, 29 May at the Cape Paterson Surf Lifesaving Club at 4pm. You should have already received the meeting papers which were sent out on 27 April via email. If you haven’t received these, please let the committee know.
The formal meeting proceedings should be short and sweet, after which Clint Hare will give the customary developer update.
Proceedings will be followed by an informal social gathering. Committee will provide drinks. Please BYO nibbles as you see fit.
Voting in advance. As per previous years, the meeting papers allow for voting in advance by marking the meeting papers and returning them by email to the OC manager. However, unlike in previous years, if you want to vote in advance you will need to complete a proxy form. This requirement arises because of a legal clarification on eligibility to vote at AGMs. Contact the OC manager or the committee if you want more information.
Meeting in person only. As per last year, the meeting will be in-person only, so attending via Zoom or similar will not be supported.
Proxies. If you would like to vote on motions at the AGM, and cannot attend in person, please nominate a person as your proxy, to vote on your behalf. Proxy forms available here.

Wildlife ettiquette
We are so lucky to share the place we live with some wonderful wildlife. Over the last few years our local mob of kangaroos has gradually become more tolerant of the presence of people. A gentle reminder that we still need to give our local native critters plenty of elbow room.

Levies
Lot owners pay levies to cover the outgoings of the owners corporation for the upkeep of this place we all love. Levy notices are issued twice a year, payable on 1 March and 1 September. Levies cover:
- Maintenance. The biggest expense of the OC is the maintenance of our very large common property and related outgoings, including of shared facilities and walking paths. The developer is still contributing to this expense, but with each passing year the OC is covering more and more of the maintenance, in keeping with plans for the eventual exit of the developer;
- Insurance. We have all the necessary insurance cover for our shared fixed assets as well as for public liability;
- Provisions. The levy notice includes a line item “Maint”, which refers to the so-called ‘maintenance’ fund, which is poorly named. It is actually our sinking fund. This is an accumulating fund in support of future significant planned maintenance and upgrades. All OCs are required to have a sinking fund like this;
- Administration. This is the cost of our professional OC manager – Ace Body Corporate.
OC levies do not cover maintenance of our streets and footpaths, which is a municipal responsibility.
Weathertop ridge access
At the western end of Weathertop ridge there is some temporary fencing which has been erected to aid the regrowth of grass in that vicinity. In the meantime, pedestrian access along the ridge remains open. However, please remember that the zone down the bottom of the ridge to the south remains a priority habitat zone. Please stay out of that area.
Chorale event

Regular social events
- Men’s breakfast is the fourth Friday of the month at 8am, at the Cape Corner Store;
- Women’s catch up is the second Friday of the month at 9:45 am, at Zeal & Flow.
- Sunset Sippers. Every Thursday evening the Cape Paterson Surf Club is open from about 4pm. This technically just for surf club members and their guests. However, we have a permanent booking, so please join us. Drinks and light meals available.
